When you need help with a commercial kitchen extract system
Sometimes the requirement is straightforward: the extraction system is due for cleaning and you need an appropriate specialist contractor.
Other enquiries begin with a problem. You may have an existing TR19® report showing inaccessible ductwork, a fire-risk action, an insurer or landlord asking for evidence, several quotations that appear to cover different amounts of work, or uncertainty about what a previous visit actually included.
EC Cleaners Network helps organise the information you already have so the requirement is clearer before an independent specialist contractor is appointed.
You can send an existing report, certificate, photographs, drawings or contractor quotations. You do not need to prepare a new technical specification before contacting us.
South West London buildings can make extraction work more complicated than it looks
A restaurant in Putney, hotel in Richmond, commercial kitchen in Wimbledon and pub in Twickenham can all require extraction work while having very different duct routes and access arrangements.
The visible kitchen is only one part of the job. The extraction route may travel through several floors or parts of the building before reaching the fan and final discharge.
Older & converted properties
Kitchen extraction may have been altered over time, leaving complicated duct routes through ceilings, shafts or roof spaces.
Basements & long risers
The kitchen may sit at basement or ground-floor level while the fan is several floors above, making system scope and access especially important.
Shared & mixed-use buildings
Ductwork can pass through landlord-controlled areas or close to residential, office and retail occupiers before reaching its discharge point.
Why organisations contact us
The system is due for cleaning
You need to arrange the next visit and want the intended parts of the extraction system to be clear before contractors assess and price the work.
A report has raised a problem
Previous documentation identifies grease build-up, inaccessible ductwork, missing access or another issue that still needs attention.
Someone has asked for evidence
An insurer, landlord, fire-risk adviser, facilities team or other professional has requested action or supporting documentation.
What sort of requirement do you have?
Kitchen Extract Cleaning
For grease-contaminated commercial kitchen extraction systems, including canopies, ductwork, risers, fans and discharge sections where these form part of the agreed contractor scope.
Ventilation Hygiene
For general supply, return and extract ventilation systems outside the grease-contaminated kitchen extraction route.
Access Problems
For ductwork recorded as inaccessible, areas repeatedly excluded from cleaning or systems where additional access may be required.
Existing Reports & Evidence
If you already have a report, certificate, photographs or quotation and need greater clarity about what has been recorded and what remains unresolved.
Choosing a Contractor
For organisations wanting greater clarity around who is quoting, what is included, what assumptions have been made and what evidence should come back afterwards.
Send Us the Requirement
Tell us where the property is, what has prompted the enquiry and what information you already have.
A kitchen extract system is more than the canopy
One of the most common sources of confusion is assuming that the visible hood and filters represent the entire extraction system.
Depending on the building, grease-laden air may travel from the canopy through horizontal ductwork, vertical risers and concealed sections before reaching the extract fan and final discharge.
The contractor quotation should make clear which parts of that route are included.
Canopy & plenum
The kitchen-facing section where grease-laden air is collected before entering the duct route.
Ductwork & risers
Horizontal and vertical sections that can pass through ceilings, shafts, service spaces and other parts of the property.
Fan & discharge
The fan and downstream discharge should not be assumed to be included unless the contractor’s proposal says so.

What if some of the ductwork cannot be reached?
This is especially important where the extract route runs through several floors, landlord-controlled areas or parts of a building that cannot be reached from the kitchen.
If an existing report says that part of the system was inaccessible, tell the next contractor before the visit.
Otherwise the same section may simply be excluded again.
Already have a report showing inaccessible ductwork?
Send it with the enquiry. It may help establish whether additional access, enabling work or further specialist assessment is needed.

Kitchen extraction and general ventilation are not the same thing
Hotels, healthcare premises, education sites, offices and other larger South West London properties may contain several different ventilation systems.
TR19® Grease relates specifically to grease-contaminated commercial kitchen extraction and management of the associated grease-related fire risk.
TR19® Air is a separate BESA specification dealing with cleanliness and hygiene within general ventilation systems.
If a property has both, they should be identified separately rather than treated as one vague “duct cleaning” requirement.
A lower quotation may simply include less work
Commercial kitchen extraction systems vary considerably, so it is worth comparing what each contractor is actually proposing rather than looking only at the total price.
One contractor may have priced the easily accessible sections of the system. Another may have included a long riser, roof fan, additional access, specialist equipment, restricted working hours or more detailed completion evidence.
What is included?
Canopy, plenum, ductwork, risers, fan and discharge should be clearly identified where relevant.
How will it be reached?
Look for assumptions around roof access, access panels, high-level equipment, permits and landlord-controlled areas.
What will you receive afterwards?
Understand what photographs, reporting, measurements, exclusions and outstanding actions will be recorded.
If the requirement came from fire safety, insurance or a landlord
Keep the original recommendation or written request and send it with the contractor enquiry.
A detailed instruction should not be reduced to simply “get a TR19 certificate”. The contractor needs to understand which system has been identified, what action has been raised and what evidence is expected when the work is complete.
TR19® Grease is a BESA industry specification rather than legislation in itself. Separate statutory fire-safety responsibilities apply to commercial premises.
Insurance and landlord requirements also vary between properties, leases and policies, so the relevant written requirement should be checked rather than assumed.
Who we can help
Hospitality
Restaurants, hotels, pubs, bars, clubs, event venues and other commercial kitchens.
Care, healthcare & education
Care homes, hospitals, clinics, schools, colleges and other institutional catering environments.
Estates & multi-site operators
Facilities managers, restaurant groups, workplace catering, landlords and organisations managing several properties.
After the work, you should be able to understand what actually happened
A useful completion record should identify the relevant kitchen and extraction system, explain what the contractor says was completed and make any exclusions or outstanding problems clear.
The correct system
Make sure the evidence can be connected to the right property, kitchen and extraction route.
The completed work
Reporting and photographs should make the contractor’s completed physical scope understandable.
Anything still outstanding
Inaccessible or incomplete areas should remain visible rather than disappearing once the contractor has left site.
Managing several South West London properties?
Restaurant groups, hotel operators, care providers, healthcare organisations, education estates and facilities-management companies may need to manage several properties at the same time.
We can help keep the information organised without treating every property as though it contains the same extraction system.
Keep each site clear
Property, kitchen, extraction system, contractor and evidence should remain separately identifiable.
Keep local differences visible
Duct routes, roof access, trading hours, neighbouring occupiers and landlord arrangements can vary considerably from property to property.
Keep unresolved actions open
Missing evidence, inaccessible areas or further work should not become lost inside a larger maintenance programme.

Our role
EC Cleaners Network is designed to make it easier for organisations to move from a requirement, report or problem towards an appropriately scoped contractor appointment and useful evidence afterwards.
We can organise customer-supplied information, help make the requirement clearer, highlight obvious differences between quotations and support introductions to potentially appropriate independent specialists.
We do not inspect or clean the extraction system ourselves and we do not decide whether a system is technically compliant.
The appointed specialist remains responsible for the technical work.
That includes assessment, quotation, safe working, access method, physical delivery, measurements, reporting, certification and professional conclusions within its appointed scope.
South West London kitchen extract cleaning: common questions
Which parts of South West London can I submit a requirement from?
Requirements can be submitted from Wandsworth, Merton, Kingston upon Thames, Richmond upon Thames, Sutton and surrounding areas including Putney, Tooting, Balham, Wimbledon, Raynes Park, Twickenham, Barnes, New Malden and Surbiton.
Can I send an existing TR19 report?
Yes. Existing reports, photographs, certificates and quotations can provide useful information about what was previously completed, what could not be reached and what may still require attention.
Does kitchen extract cleaning include the fan and ductwork?
It can, depending on the system and the contractor’s agreed scope. The quotation should clearly identify which parts of the extraction route are included, excluded or inaccessible.
What if some of the ductwork is inaccessible?
The access problem should remain visible. Additional access provision, enabling work or further specialist assessment may be required before that part of the system can be addressed.
Is kitchen extract cleaning the same as ventilation cleaning?
No. Commercial kitchen grease extraction and general building ventilation are different systems. TR19® Grease relates to commercial kitchen extraction, while TR19® Air concerns cleanliness and hygiene within general ventilation systems.
Is TR19® Grease a legal requirement?
TR19® Grease is a BESA industry specification rather than legislation in itself. Separate statutory fire-safety responsibilities apply to non-domestic premises.
How much does commercial kitchen extract cleaning cost in South West London?
Independent contractor pricing depends on the extraction system, duct length and configuration, grease loading, fan position, access arrangements, working hours and evidence required. EC Cleaners Network does not set contractor prices.
Can I submit several South West London properties together?
Yes. Multi-site requirements can be submitted together while keeping each property’s extraction system, access position, contractor scope and completion evidence separately identifiable.
Does EC Cleaners Network carry out the cleaning?
No. EC Cleaners Network is operated by Search and Submit Ltd. Independent appointed contractors remain responsible for technical assessment, safe working, physical delivery, reporting and certification within their appointed scope.
