QSR & Franchise Kitchen Cleaning for Refits and Openings
Need a QSR, takeaway or franchise kitchen cleaned after a refit, rebrand or before opening? Send the site details, cleaning areas and handover deadline so the work can be scoped around the programme.
EC Cleaners Network coordinates commercial cleaning enquiries for operators, shopfitters and property teams. An independent specialist confirms the physical scope, access, availability, price and handover arrangements before appointment.
Already have a cleaning schedule, shopfitting programme, photographs, handover date or scope of works? Send them with the enquiry. They usually make the required clean much easier to define.

Most QSR cleaning enquiries begin with a programme deadline.
The useful starting point is not simply “we need a deep clean”. It is what has happened at the premises, what condition the kitchen is in, what needs to be ready for handover and when the operator needs the space back.
A refit or remodel is nearing completion
Construction dust, adhesive residue, packaging, grease, fingerprints and trade contamination need removing before the kitchen is handed back to the operator.
A new restaurant or takeaway is approaching launch
Kitchen, preparation and customer-facing areas need to be ready within a fixed mobilisation programme before staff training, stock loading or opening.
A takeover or rebrand needs a reset clean
Existing grease, residue, neglected high-level surfaces or inconsistent presentation can need dealing with before the new operator or franchise identity takes over.
A rollout programme needs repeatable handover standards
Several sites may need the same commercial cleaning brief and handover expectation while still allowing for different kitchen sizes, layouts and project programmes.

What can a QSR kitchen cleaning requirement include?
A post-refit or pre-opening clean can extend from cooking and preparation areas through floors, walls, stainless steel, cold and dry storage and selected customer-facing areas. The scope should say exactly which spaces, surfaces and equipment are included rather than relying on the phrase “full kitchen clean”.
Cooking & preparation areas
External and accessible surfaces around ovens, fryers, grills, hobs, preparation benches, splashbacks and food-preparation areas can form part of the cleaning scope.
Stainless steel & fitted surfaces
Degreasing, detailing and presentation cleaning can be required on stainless steel, counters, shelving, wall panels and other fitted finishes.
Floors, walls & high-level surfaces
Floors, skirtings, tiled areas, doors, ledges and accessible high-level surfaces may need construction dust, grease or refurbishment residue removed before handover.
Cold rooms, stores & ancillary spaces
Cold storage, dry stores, preparation rooms, wash-up areas and back-of-house spaces should be listed individually where they are part of the project.
Front-of-house handover areas
Counters, service points, seating areas, entrance zones, washrooms and other presentation areas can be included where the cleaning package extends beyond the kitchen.
Kitchen deep cleaning and TR19® Grease extraction cleaning are not the same scope.
A kitchen clean deals with the agreed accessible kitchen, equipment and presentation surfaces. Internal grease-extract cleaning deals with the extraction system itself. If both are required, they should be identified as separate workstreams so that the right specialist capability, access assumptions and evidence are attached to each.
Three real foodservice projects with three different cleaning pressures.
Historic project material is useful because a “restaurant clean” can mean something very different depending on whether the trigger is a refit, a new opening or a high-level cleaning requirement.

Refit / reopening
Kokoro · Southampton
Historic project material records post-refit cleaning around a branded restaurant remodel and reopening in Southampton city centre.

Pre-opening / mobilisation
The Botanist · Bournemouth
Historic project material records a new-opening environment in which kitchen sparkle cleaning and specialist extraction work formed separate parts of the mobilisation requirement.

High-level / managed building
Chopstix · West Quay Southampton
Historic project material records high-level cleaning within a busy food-court and shopping-centre environment.

A useful quote needs more than the number of square metres.
Kitchen condition, equipment, access, programme stage and handover expectations can all change the practical cleaning requirement.
The appointed contractor remains responsible for its own assessment, methodology and quotation. The customer should still be able to see which areas are included, what condition is expected at handover and whether any specialist work is outside the basic cleaning scope.
The clean should finish with a usable hand-back.
For a refit, opening or rebrand, the commercial question is whether the agreed spaces are ready for the next stage of mobilisation and whether anything remains outstanding.
What do “deep clean” and “sparkle clean” mean?
These terms are commonly used commercially but can mean different things to different contractors. The safest approach is to define the actual areas, surfaces, equipment and finish required rather than rely on the label alone.
Built around the people trying to get a food outlet ready.
This page is intentionally about procuring and defining the physical kitchen-cleaning requirement. Wider franchise estate management, extraction consistency and national reporting sit on the dedicated Franchises & QSR sector page.
Choose the route that matches the project
For a Southampton refurbishment, see after-builders and kitchen refit cleaning. For an ongoing London restaurant estate, use multi-site TR19 extraction cleaning.
For the area schedule and handover record, use the commercial kitchen cleaning checklist. Quote the actual surfaces and equipment, identify exclusions and agree who releases the kitchen and accepts completion.
Have a kitchen refit, opening, rebrand or takeover approaching?
Send what you already have. The most useful starting information is the site, the type of project, required handover or opening date, areas to be cleaned and whether specialist extraction or high-level work also needs to be considered.
Request a QSR refit or opening cleaning quote
Give the brand or operator, postcode or site list, project stage, areas and equipment, photographs available and required opening date. Identify remaining trades, access restrictions and any extraction work needing a separate scope. Availability and price are confirmed by the independent specialist.
An enquiry does not book the work. Scope, availability and price must be agreed with the independent specialist.
Search and Submit Ltd uses your details to respond and coordinate the enquiry, including sharing relevant information with appropriate independent specialists. Read our Privacy Policy. Please omit unrelated personal or sensitive information.
Frequently asked questions
Can I request cleaning before a takeaway or franchise opening?
Send the project stage, opening date and cleaning scope. The independent specialist confirms whether the site can be released and the work completed within the proposed access window.
Does kitchen refit cleaning include the extraction system?
Only where a separate extraction scope is identified and agreed with the relevant specialist. Kitchen surfaces, high-level signage and internal grease-extract systems are different workstreams.
Can one enquiry include several refits or restaurant openings?
Yes. Provide a site list and programme, identifying the areas, access and deadline for each premises. Contractor coverage, capacity and commercial arrangements must be confirmed.
Will a sparkle clean certify that the restaurant can open?
A cleaning handover records the agreed physical work. It does not replace the food-safety arrangements of the operator, technical commissioning or any other approval needed for the premises.
